New progress in Madrid Nuevo Norte’s development with the approval, by Madrid City Council’s plenary, of the initiative formulated by the Malmea-San Roque-Tres Olivos Area’s Management Commission. This approval, which allows progress in urban management through the compensation system, represents the unblocking of the largest residential area of the entire urban planning operation, and a key milestone for Smarttia, one of the main owners and developers of land in this area.
The approval of this initiative opens the door to the future constitution of the Compensation Board and the execution of a development that includes more than 7,000 new homes, of which more than 1,400 will be protected, out of a total of 714,338 m² of residential buildable area. The project also foresees 214,864 m² for offices, 36,119 m² for commercial use and a reserve of 509,246 m² for local public networks.
A transformative and cohesive action
The Malmea-San Roque-Tres Olivos Area, with a surface area of more than one million square metres, represents one of the most ambitious urban interventions in the north of the capital. Its development will historically connect isolated neighbourhoods such as the centre of Fuencarral, Tres Olivos or Las Tablas, eliminating urban gaps through a network of new road infrastructures that includes bridges, tunnels and footbridges.
In addition, a large green axis has been projected that will structure the area from north to south, connecting the ecosystems of El Pardo with the Paseo de la Castellana. This environmental corridor, together with more than 161,000 m² of green areas and open spaces and more than 136,000 m² reserved for public facilities, consolidates the urban model of Madrid Nuevo Norte as a benchmark in sustainability, accessibility and quality of life.
